Q: Where is Port Clinton?

A: At the top of Gulf St Vincent, 1 hour from Adelaide. Google Earth at 34.2167S, 138.0258E.

Q: Are there sea views?

A : With a two storey home, Lots 5 to 10 give unparalleded 180 degree views across the entire top of the Gulf. Other Lots also have good sea views with a single or two storey house.

Q: Can the views ever be built out?

A: NO, Clinton Shores is on the boundary of the Clinton Conservation Park, one of the most important marine and coastal reserves in the World. There are no roads or other access on the seaward side of the development. Lots 5 to 10 have absolute boundary to the park, and have views preserved in perpetuity.

Q: Will the land increase in value?

A: Only 120Km to Adelaide, Clinton Shores represents an excellent investment opportunity.

With Clinton Shores now being developed, the new Marina Project at Port Wakefield, and the Dunes Greg Norman Golf Course at Port Hughes, land values on Yorke Peninsula are expected to significantly increase in the near future. The Yorke Peninsula Regional Land Use Framework prevents any further linear coastal development on the entire Eastern Coast of Yorke Peninsula. That means that the natural open coast that now exists will remain as it is, and that there will be no further coastal allotments available in the future. Port Clinton is experiencing rapid new development, with new homes being built, replacing the older traditional holiday homes.

With discovery of a significant brown coal deposit by Syngas, and spectacular copper, gold and uranium deposits of "Olympic Dam similarities", the area is set to expand. Port Clinton has "recorded a growth of 12.3% ".(YorK Peninsula Country Times www.ypct.com.au).

Q: What medical services are nearby?

A: At Ardrossan (25km) there is a private Community Hospital (including Aged Care) and an excellent new Community Health Centre, including Dentistry, a Chemist, and the St.John Ambulance Service. At Maitland (50km) there is a Public Hospital, plus Aged Care, and at Wallaroo (55km) there is a Public Hospital, with Pathology and XRay Services. At Kadina (45km) there are Dental and Optometry Services.

Q: What shopping services are nearby?

A: Ardrossan (25km) has a brand new Foodland Supermarket, a new shopping mall under construction, Hardware, Clothing, Chemist, Bank SA, and other stores. Kadina (45km) has Woolworths, IGA, Target, Banks, and numerous shops. Kadina is the main shopping centre.Wallaroo has a $30 million Shopping Centre planned. Port Wakefield (25km), as part of the new marina complex, is currently building new shopping facilities that includes a Woolworths Supermarket. Clinton Shores is only 2km from the Port Clinton General Store which has a wide range of Groceries, Fresh food, Fuel, Post Office, and a good Bottle Shop!

Q: What are the Communication Srevices like at Clinton Shores

A: Clinton Shores will have Telstra land line telephone services. Telstra 2G and 3G mobile services are available. There is a dedicated Telstra NextG service at Port Clinton that gives full signal strength and Internet access speed. Internode Wireless DSL service is also available, giving City level Broadband speed at City Prices. Voip services are also available over the Internode connection. Internode connection is free via the Australian Government Broadband Guarentee.

Q: Is ETSA Power connected?

A: ETSA Power is connected to all Clinton Shores allotments.

Q: Is there a good Fire Service?

A: The Port Clinton CFS fire service is 1.4km away. (1400m). The water tanks at Clinton Shores have a restricted take off, ensuring that every tank has adequate water to fight a fire.

Q: What is the Television reception like?

A: There is excellent digital television reception of all Adelaide Stations at Clinton Shores with a standard gutter mount aerial.

Q: Is there accomodation nearby if we have visitors?

A: Port Clinton has a good caravan park with cabin units, only a few minutes walk from Clinton Shores. As well there are a number of Holiday and Short-term rental Houses available.

Q: Is there a nice beach at Port Clinton?

A: Only a few minutes walk from Clinton Shores is the main beach of Port Clinton. A long, sandy, safe beach. Toilet facilities, children's playground, and only a few minutes to the General Store. A popular location for crabbing and fishing. Ideal for small children as the beach has gentle slope and no vigourous surf, being on the Eastern side of the peninsula.

Q: It is a water sustainable development. Where does the water come from?

A: Natural rainfall. Each allotment collects its own water. With adequate roof area and water storage, a home can have all the normal water appliances, and have a very secure supply of water. If a home had been buit here in 1945, and used the full water allowance very day, in Jan 2008 it would still have 60% of the water available in the tank. The allotments are all 900m2 , allowing adequate land area for home, tank and garden. We show you how to do it!

Q: Will I see large water tanks?

A: The 200,000L water tanks required are lower in height than the standard fence. They are less obtrusive than plastic tanks used elsewhere. Solar panels for hot water and electricity are placed on the tank roof, eliminating unsightly roof lines. Q: Do you use any water from the River Murray?

A: No water is used from the River Murray.

Q: Is rainwater safe to drink?

A: Yes, at Clinton Shores due to the unpolluted atmosphere, the rainwater is crystal clear and completely safe and can be additionally flitered. Rainwater supply gives you water completely clear, soft, odour and organochloride free.

Q: Can I have normal showers and dishwashers etc in my home?

A: Yes, using modern water efficient appliances, you can have each week, based on the mean rainfall for Clinton Shores -

Q: Where is the sewerage disposed?

A: On your own Lot by the use of sub-surface irrigation from your own aerobic treatment water recycling plant.

Q: Can I have a green garden?

A: Yes, all recycled water is used to irrigate the garden every day by sub-surface irrigation system.

Q: Are there Government water restrictions?

A: No, Government and SA Water restrictions do not apply to you. Wash your car when you want to!

Q: Are there any Water Rates?

A: No.

Q: Are there any restrictions to building?

A: There is a Land Management Agreement that only covers the requirements for minimum home roof area, water tank size, and aerobic treatment plant.

All shedding must be under the main roof, to ensure that adequate land area is available for disposal of the irrrigation water from the aerobic treatment plant. You can build any size shed or garage you wish, as long as the building is 'under the main roof', and all other building codes are met. The reason for this is that the building code requires minimum distances from any building before you can use irrigation. Separate isolated buildings require multiple minimum offsets, that can create a problem in obtaining adequate aerobic irrigation area. Within the Council building codes, you can build any type of house you wish, and there are no building time restrictions.

Q: Is there a boat ramp at Port Clinton?

A: Yes, but it is tidal. But no fees to use it! Most boats at Port Clinton are tractor launched straight off the beach, and just about everyone has their own tractor! The best thing about beach launching is that you can just about launch and retrieve your boat anytime of the day, as there is a section of the beach that has a hard surface all the way out. No boat ramp conjestion ever!
